How to Use Title Capture: The Quoting Tool for Agents & Lenders

Title Capture is a platform for agents and lenders to quickly generate seller net sheets, buyer estimates, and title quotes. Here are the steps to generate a quote for each request type:

Loan Estimates (Purchases):        

1. Input property details
2. Select transaction type: Purchase with Financing
3. Input sales price
4. Input loan amount
5. Select party responsible for purchasing title insurance
6. If applicable, input prior policy liability amount
7. Adjust endorsements as needed for property type
8. Select “calculate”
9. Fees will be accessible on the next screen and a PDF copy will be emailed to you
10. Save the quote for future reference

Loan Estimates (Refinances):

1. Input property details
2. Select transaction type: Refinance
3. Input loan amount
4. If applicable, input any additional transaction details and endorsements
5. Select “Calculate”
6. Fees will be accessible on the next screen and a PDF copy will be emailed to you
7. Save the quote for future reference

Buyers Estimates:

1. Input property details
2. Select Transaction Type: Purchase with Financing
3. Select Loan Type: Conventional, VA, or FHA
4. Input sales price
5. Input down payment (the percentage will auto-calculate)
6. Input loan amount
7. Input interest rate
8. Select loan term
9. Input closing date
10. Additional transaction details: Select party responsible for purchasing title insurance
11. Adjust endorsements as needed
12. Input estimated annual home insurance
13. Input annual property tax amount
14. Input real estate broker fees as applicable
15. If applicable, add HOA details
16. Input applicable impound fields
17. Select “Calculate”
18. Fees will be accessible on the next screen and a PDF copy will be emailed to you
19. Save the quote for future reference
